Mark Fleming,\u00a0Chief Economist<\/em>\u00a0for\u00a0First American<\/em>, just\u00a0reported<\/a>:<\/p>\n

\u201cSince hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding pre-pandemic levels.\u201d<\/em><\/p><\/blockquote>\n

Buyer demand is still strong heading into the fall.\u00a0ShowingTime<\/em>, which tracks the average number of buyer showings on residential properties, just\u00a0announced<\/a>\u00a0that\u00a0buyer showings are up 61.9%<\/strong>\u00a0compared to the same time last year. They went on to say:<\/p>\n

\u201cNormally, real estate activity begins to slow down in the late summer, but this year it peaked in July, August and into September.\u201d<\/em><\/p><\/blockquote>\n

There Is One Big Challenge<\/strong><\/h4>\n

Purchaser demand is so high, the market is running out of available homes for sale. Just last week,\u00a0realtor.com<\/em>\u00a0reported<\/a>:<\/p>\n

\u201cSince the beginning of the COVID pandemic in March, nearly 400,000 fewer homes have been listed compared to last year, leaving a gaping hole in the U.S. housing inventory.\u201d<\/em><\/p><\/blockquote>\n

The\u00a0National Association of Realtors<\/em>\u00a0(NAR)\u00a0revealed<\/a>\u00a0that, while home sales are skyrocketing, the inventory of existing homes for sale is dropping dramatically. Below is a graph of existing inventory\u00a0(September numbers are not yet available):<\/em><\/p>\n

Homebuilders are increasing construction, but they cannot keep up with the high demand. Bill McBride, founder of the\u00a0Calculated Risk\u00a0<\/em>blog, in discussing inventory of newly constructed houses,\u00a0notes<\/a>:<\/p>\n

\u201cThe months of supply decreased to 3.3 months\u2026This is the all-time record low months of supply.\u201d<\/em><\/p><\/blockquote>\n

What does this mean for sellers?<\/strong><\/h4>\n

Anyone thinking of putting their home on the market should not wait.\u00a0A seller will always negotiate the best deal when demand is high and supply is limited.<\/strong>\u00a0That\u2019s exactly the situation in the real estate market today.<\/p>\n
