Why Right Now May Be the Time to Sell Your House<\/p><\/div>\n

The housing market made an incredible recovery in 2020 and is now positioned for an even stronger year in 2021.\u00a0Record-low mortgage interest rates<\/strong>\u00a0are a driving factor in this continued momentum, with average rates hovering at historic all-time\u00a0lows<\/a>.<\/p>\n

According to the latest\u00a0Realtors Confidence Index Survey<\/a><\/em>\u00a0from the\u00a0National Association of Realtors\u00a0<\/em>(NAR),\u00a0buyer demand across the country is incredibly strong<\/strong>. That\u2019s not the case, however, on the supply side. Seller traffic is simply not keeping up. Here\u2019s a breakdown by state:<\/p>\n

As the maps show, buyer traffic is high, but seller traffic is low. With so few homes for sale right now, record-low inventory is creating a mismatch between supply and demand.<\/p>\n

NAR also just\u00a0reported<\/a>\u00a0that the actual number of homes currently for sale stands at\u00a01.28 million<\/strong>, down 22% from one year ago (1.64 million). Additionally, inventory is at an all-time low with\u00a02.3 months supply\u00a0<\/strong>available at the current sales pace. In a normal market, that number would be 6.0 months of\u00a0inventory<\/a>\u00a0\u2013 significantly higher than it is today.<\/p>\n

What does this mean for buyers and sellers?<\/strong><\/h4>\n

Buyers<\/strong>\u00a0need to\u00a0remain patient<\/strong>\u00a0in the search process. At the same time, they must be ready to\u00a0act immediately<\/strong>\u00a0once they find the right home since\u00a0bidding wars<\/a>\u00a0are more common when so few houses are available for sale.<\/p>\n

Sellers\u00a0<\/strong>may not want to wait until spring to put their houses on the market, though. With\u00a0such\u00a0high buyer<\/strong>\u00a0demand and such a low supply<\/strong>, now is the perfect time to sell a house on optimal terms.<\/p>\n

Bottom Line<\/strong><\/h3>\n

The real estate market is entering the year like a lion. There\u2019s no indication it will lose that roar, assuming inventory continues to come to market.<\/p>\n
