That\u2019s not the case, however, on the supply side. Seller traffic is simply not keeping up. Here\u2019s a breakdown by state:<\/p>\n<div id=\"attachment_1391\" style=\"width: 1010px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-1391\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1391\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/01\/kcm-infographic-1610641182.png\" alt=\"\" width=\"1000\" height=\"620\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/01\/kcm-infographic-1610641182.png 1000w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/01\/kcm-infographic-1610641182-300x186.png 300w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/01\/kcm-infographic-1610641182-768x476.png 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><p id=\"caption-attachment-1391\" class=\"wp-caption-text\">Buyer &amp; Seller Traffic Index<\/p><\/div>\n<p>As the maps show, buyer traffic is high, but seller traffic is low. With so few homes for sale right now, record-low inventory is creating a mismatch between supply and demand.<\/p>\n<p>NAR also just\u00a0<a title=\"reported\" href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-decrease-2-5-in-november\" target=\"_blank\" rel=\"noopener noreferrer\">reported<\/a>\u00a0that the actual number of homes currently for sale stands at\u00a0<strong>1.28 million<\/strong>, down 22% from one year ago (1.64 million). Additionally, inventory is at an all-time low with\u00a0<strong>2.3 months supply\u00a0<\/strong>available at the current sales pace. In a normal market, that number would be 6.0 months of\u00a0<a title=\"inventory\" href=\"https:\/\/www.mykcm.com\/2020\/12\/10\/why-it-makes-sense-to-sell-your-house-this-holiday-season\/\">inventory<\/a>\u00a0\u2013 significantly higher than it is today.<\/p>\n<h4><strong>What does this mean for buyers and sellers?<\/strong><\/h4>\n<p><strong>Buyers<\/strong>\u00a0need to\u00a0<strong>remain patient<\/strong>\u00a0in the search process. At the same time, they must be ready to\u00a0<strong>act immediately<\/strong>\u00a0once they find the right home since\u00a0<a title=\"bidding wars\" href=\"https:\/\/www.mykcm.com\/2020\/10\/16\/how-to-prepare-for-a-bidding-war-infographic\/\">bidding wars<\/a>\u00a0are more common when so few houses are available for sale.<\/p>\n<p><strong>Sellers\u00a0<\/strong>may not want to wait until spring to put their houses on the market, though. With\u00a0such\u00a0<strong>high buyer<\/strong>\u00a0<strong>demand and such a low supply<\/strong>, now is the perfect time to sell a house on optimal terms.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>The real estate market is entering the year like a lion.
