The demand for single-family homes has been strong over the last 18 months. The supply of houses available for sale was near historic lows. However, there\u2019s some good news on the supply side.\u00a0<em>Realtor.com<\/em>\u00a0<a title=\"reports\" href=\"https:\/\/news.move.com\/2021-09-02-Realtor-com-R-August-Housing-Report-Seller-Activity-Warms-Up-as-432,000-Newly-Listed-Homes-Hit-the-Market\" target=\"_blank\" rel=\"noopener noreferrer\">reports<\/a>:<\/p>\n<blockquote><p><em>\u201c432,000 new listings hit the national housing market in August, an increase of 18,000 over last year.\u201d<\/em><\/p><\/blockquote>\n<p>There will, however, still be a shortage of supply compared to demand in 2022.\u00a0<em>CoreLogic<\/em>\u00a0<a title=\"reveals\" href=\"https:\/\/www.corelogic.com\/intelligence\/u-s-home-price-insights\/\" target=\"_blank\" rel=\"noopener noreferrer\">reveals<\/a>:<\/p>\n<blockquote><p><em>\u201cGiven the widespread demand and considering the number of standalone homes built during the past decade, the single-family market is estimated to be undersupplied by 4.35 million units by 2022.\u201d<\/em><\/p><\/blockquote>\n<p>Yet, most forecasts call for home price appreciation to moderate in 2022. The\u00a0<a title=\"Home Price Expectation Survey\" href=\"https:\/\/pulsenomics.com\/surveys\/#home-price-expectations\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Home Price Expectation Survey<\/em><\/a>, a survey of over 100 economists, investment strategists, and housing market analysts, calls for a\u00a0<strong>5.12%<\/strong>\u00a0appreciation level next year. Here are the 2022 home appreciation forecasts from the four other major entities:<\/p>\n<ol>\n<li>The\u00a0<a title=\"National Association of Realtors\" href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/forecast-q3-2021-us-economic-outlook-07-29-2021_1.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><em>National Association of Realtors<\/em><\/a>\u00a0(NAR): 4.4%<\/li>\n<li>The\u00a0<a title=\"Mortgage Bankers Association\" href=\"https:\/\/www.mba.org\/news-research-and-resources\/research-and-economics\/forecasts-and-commentary\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Mortgage Bankers Association<\/em><\/a>\u00a0(MBA): 8.4%<\/li>\n<li><a title=\"Fannie Mae\" href=\"https:\/\/www.fanniemae.com\/media\/40816\/display\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Fannie Mae<\/em><\/a>: 5.1%<\/li>\n<li><a title=\"Freddie Mac\" href=\"http:\/\/www.freddiemac.com\/research\/forecast\/20210715_quarterly_economic_forecast.page?\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Freddie Mac<\/em><\/a>: 5.3%<\/li>\n<\/ol>\n<p>Price appreciation is expected to slow in 2022 when compared to the record highs of 2021. However, it is still expected to be greater than the annual\u00a0<a title=\"average\" href=\"https:\/\/cdn.blackknightinc.com\/wp-content\/uploads\/2021\/04\/BKI_MM_Feb2021_Report.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">average<\/a>\u00a0of 4.1% over the last 25 years.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>If you owned a home over the past year, you\u2019ve seen your household wealth grow substantially, and you\u2019ll see another nice boost in 2022.
