What\u2019s happening with home values right now? What\u2019s projected for next year?<\/em>\u00a0Here\u2019s a look at the answers to all three of these questions.<\/p>\n<h4><strong>How much have home values appreciated over the last 12 months?<\/strong><\/h4>\n<p>According to the latest\u00a0<a title=\"Home Price Index\" href=\"https:\/\/www.corelogic.com\/intelligence\/u-s-home-price-insights\/\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Home Price Index<\/em><\/a>\u00a0from\u00a0<em>CoreLogic<\/em>, home values have increased by 18.1% compared to this time last year. Additionally, prices have gone up at an accelerated pace for each of the last eight months\u00a0<em>(see graph below)<\/em>:<\/p>\n<div id=\"attachment_2196\" style=\"width: 1010px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-2196\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-2196\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549541.png\" alt=\"\" width=\"1000\" height=\"870\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549541.png 1000w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549541-300x261.png 300w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549541-768x668.png 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><p id=\"caption-attachment-2196\" class=\"wp-caption-text\">Price Appreciation Accelerated Every Month This Year<\/p><\/div>\n<p>The increase in the rate of appreciation that\u2019s shown by\u00a0<em>CoreLogic<\/em>\u00a0coincides with data from the other two main home price indices: the\u00a0<a title=\"FHFA Home Price Index\" href=\"https:\/\/www.fhfa.gov\/AboutUs\/Reports\/ReportDocuments\/FHFA-HPI-Monthly-10262021.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><em>FHFA Home Price Index<\/em><\/a>\u00a0and the\u00a0<a title=\"S&amp;amp;P Case Shiller Index\" href=\"https:\/\/www.spglobal.com\/spdji\/en\/documents\/indexnews\/announcements\/20211026-1444567\/1444567_cshomeprice-release-1026.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><em>S&amp;P Case Shiller Index<\/em><\/a>.<\/p>\n<p>The last year has shown tremendous home price appreciation, which is resulting in a major gain in wealth for homeowners through rising\u00a0<a title=\"equity\" href=\"https:\/\/www.mykcm.com\/2021\/10\/22\/your-home-equity-is-growing-infographic\/\">equity<\/a>.<\/p>\n<h4><strong>What\u2019s happening with home prices right now?<\/strong><\/h4>\n<p>All three indices mentioned above also show that while appreciation is in the high double digits right now, that price acceleration is beginning to level off (<em>see graph below<\/em>):<\/p>\n<div id=\"attachment_2197\" style=\"width: 1010px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-2197\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-2197\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549532.png\" alt=\"\" width=\"1000\" height=\"870\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549532.png 1000w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549532-300x261.png 300w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2021\/11\/kcm-infographic-1636549532-768x668.png 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><p id=\"caption-attachment-2197\" class=\"wp-caption-text\">Home Price Acceleration Appears to Have Peaked<\/p><\/div>\n<p>Year-over-year appreciation is still close to 20%, but it\u2019s clearly plateauing at that rate. Many experts believe it will drop below 15% by the end of the year.<\/p>\n<p>Keep in mind,\u00a0<strong>that doesn\u2019t mean home values will depreciate<\/strong>. It means the rate of appreciation will slow, yet stay well above the 25-year average of 5.1%.<\/p>\n<h4><strong>What about next year?<\/strong><\/h4>\n<p>The recent surge in prices is the result of heavy buyer demand and a\u00a0<a title=\"shortage\" href=\"https:\/\/www.mykcm.com\/2021\/10\/26\/there-are-more-homes-available-now-than-there-were-this-spring\/\">shortage<\/a>\u00a0of homes available for sale. Most experts believe that as more housing inventory comes to market (both new construction and existing homes), the supply and demand for housing will come more into balance. That balance will bring a lower rate of appreciation in 2022. That pace will slow as we finish 2021 and enter into 2022.
