For example, Odeta Kushi, Deputy Chief Economist at <em>First American,<\/em> <a title=\"tweeted\" href=\"https:\/\/twitter.com\/odetakushi\/status\/1509948951918788608\" target=\"_blank\" rel=\"noopener noreferrer\">tweeted<\/a> just last week on this issue:<\/p>\n<blockquote><p><em>\u201c. . . We do need price appreciation to slow today (it\u2019s not sustainable over the long run) but high price growth today is supported by fundamentals- short supply, lower rates &amp; demographic demand. And we are in a much different &amp; safer space: better credit quality, low DTI [Debt-To-Income] &amp; tons of equity. Hence, a crash in prices is very unlikely.\u201d<\/em><\/p><\/blockquote>\n<p>Price appreciation will slow from the double-digit levels the market has seen over the last two years. However, experts believe home values will <strong>not <\/strong>depreciate (where a home would lose value).<\/p>\n<p>To this point<em>, Pulsenomics<\/em> just released the latest <a title=\"Home Price Expectation Survey\" href=\"https:\/\/pulsenomics.com\/surveys\/#home-price-expectations\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Home Price Expectation Survey<\/em><\/a>\u00a0\u2013 a survey of a national panel of over 100 economists, real estate experts, and investment and market strategists.<strong>It<\/strong>\u00a0<strong>forecasts home prices will continue appreciating over the next five years.\u00a0<\/strong>Below are the expected year-over-year rates of home price appreciation based on the average of all 100+ projections:<\/p>\n<ul>\n<li><strong>2022<\/strong>: 9%<\/li>\n<li><strong>2023<\/strong>: 4.74%<\/li>\n<li><strong>2024<\/strong>: 3.67%<\/li>\n<li><strong>2025<\/strong>: 3.41%<\/li>\n<li><strong>2026<\/strong>: 3.57%<\/li>\n<\/ul>\n<p>Those responding to the survey believe home price appreciation will still be relatively high this year (though half of what it was last year), and then return to more normal levels over the next four years.<\/p>\n<h4><strong>What Does This Mean for You as a Buyer?<\/strong><\/h4>\n<p>With a limited supply of homes available for sale and both prices and mortgage rates increasing, it can be a challenging market to navigate as a buyer. But buying a home sooner rather than later does have its benefits. If you wait to buy, you\u2019ll pay more in the future. However, if you buy now, you\u2019ll actually be in the position to make future price increases work for you. Once you buy, those rising home prices will help you build your home\u2019s value, and by extension, your own household wealth through home equity.<\/p>\n<p>As an example, let\u2019s assume you purchased a $360,000 home in January of this year (the <a title=\"median price\" href=\"https:\/\/www.nar.realtor\/research-and-statistics\" target=\"_blank\" rel=\"noopener noreferrer\">median price<\/a> according to the <em>National Association of Realtors <\/em>rounded up to the nearest $10K).
