{"id":2576,"date":"2022-04-13T11:57:15","date_gmt":"2022-04-13T11:57:15","guid":{"rendered":"https:\/\/phphouses.com\/blog\/?p=2576"},"modified":"2022-04-13T11:57:15","modified_gmt":"2022-04-13T11:57:15","slug":"mortgage-rates-headed","status":"publish","type":"post","link":"https:\/\/phphouses.com\/blog\/mortgage-rates-headed\/","title":{"rendered":"Where Are Mortgage Rates Headed?"},"content":{"rendered":"<div id=\"attachment_2577\" style=\"width: 760px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-2577\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-2577\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2022\/04\/20220413-KCM-Share.jpeg\" alt=\"\" width=\"750\" height=\"410\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2022\/04\/20220413-KCM-Share.jpeg 750w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2022\/04\/20220413-KCM-Share-300x164.jpeg 300w\" sizes=\"(max-width: 750px) 100vw, 750px\" \/><p id=\"caption-attachment-2577\" class=\"wp-caption-text\">Where Are Mortgage Rates Headed?<\/p><\/div>\n<p>There\u2019s never been a truer statement regarding forecasting mortgage rates than the one offered last year by <a title=\"Mark Fleming\" href=\"https:\/\/blog.firstam.com\/economics\/reconomy-podcast-2021-housing-market-outlook\" target=\"_blank\" rel=\"noopener noreferrer\">Mark Fleming<\/a>, Chief Economist at <em>First American<\/em>:<\/p>\n<blockquote><p><em>\u201cYou know, the fallacy of economic forecasting is: <strong>Don\u2019t ever try and forecast interest rates and or, more specifically, if you\u2019re a real estate economist mortgage rates, because you will always invariably be wrong<\/strong>.\u201d<\/em><\/p><\/blockquote>\n<p>Coming into this year, most experts projected mortgage rates would <a title=\"gradually increase\" href=\"https:\/\/www.mykcm.com\/2021\/11\/03\/experts-project-mortgage-rates-will-continue-to-rise-in-2022\/\">gradually increase<\/a> and end 2022 in the high three-percent range. It\u2019s only April, and rates have already blown past those numbers. <em>Freddie Mac<\/em> <a title=\"announced\" href=\"https:\/\/www.freddiemac.com\/pmms\/archive\" target=\"_blank\" rel=\"noopener noreferrer\">announced<\/a> last week that the 30-year fixed-rate mortgage is already at 4.72%.<\/p>\n<p>Danielle Hale, Chief Economist at <em>realtor.com<\/em>, <a title=\"tweeted on March 31\" href=\"https:\/\/twitter.com\/RDC_Economics\/status\/1509534325234098179\" target=\"_blank\" rel=\"noopener noreferrer\">tweeted on March 31<\/a>:<\/p>\n<blockquote><p><em>\u201cContinuing on the recent trajectory, would have <strong>mortgage rates hitting 5% within a matter of weeks<\/strong>. . . .\u201d<\/em><\/p><\/blockquote>\n<p>Just five days later, on April 5, the <em>Mortgage News Daily<\/em> <a title=\"quoted\" href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\" target=\"_blank\" rel=\"noopener noreferrer\">quoted<\/a> a rate of 5.02%.<\/p>\n<p>No one knows how swiftly mortgage rates will rise moving forward. However, at least to this point, they haven\u2019t significantly impacted purchaser demand. Ali Wolf, Chief Economist at <em>Zonda<\/em>, <a title=\"explains\" href=\"https:\/\/www.builderonline.com\/data-analysis\/mortgage-rates-continue-climbing-while-applications-decrease-in-latest-weekly-surveys_o\" target=\"_blank\" rel=\"noopener noreferrer\">explains<\/a>:<\/p>\n<blockquote><p><em>\u201c<strong>Mortgage rates jumped much quicker and much higher than even the most aggressive forecasts called for at the end of last year<\/strong>, and yet housing demand appears to be holding steady.\u201d<\/em><\/p><\/blockquote>\n<p>Through February, <a title=\"home prices\" href=\"https:\/\/www.corelogic.com\/intelligence\/find-stories\/record-home-price-appreciation-led-by-sun-belt-states-in-february\/\" target=\"_blank\" rel=\"noopener noreferrer\">home prices<\/a>, the <a title=\"number of showings\" href=\"https:\/\/www.showingtime.com\/blog\/february-2022-showing-index-results\/\" target=\"_blank\" rel=\"noopener noreferrer\">number of showings<\/a>, and the number of homes receiving <a title=\"multiple offers\" href=\"https:\/\/twitter.com\/EricFinnigan\/status\/1508575208738721794\" target=\"_blank\" rel=\"noopener noreferrer\">multiple offers<\/a> all saw a substantial increase. However, much of the spike in mortgage rates occurred in March. We will not know the true impact of the increase in mortgage rates until the March housing numbers become available in early May.<\/p>\n<p>Rick Sharga, EVP of Market Intelligence at <em>ATTOM Data<\/em>, <a title=\"recently\" href=\"https:\/\/www.attomdata.com\/news\/market-trends\/home-sales-prices\/attom-q1-2022-u-s-home-affordability-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">recently<\/a> put rising rates into context:<\/p>\n<blockquote><p><em>\u201cHistorically low mortgage rates and higher wages helped offset rising home prices over the past few years, but <strong>as home prices continue to soar and interest rates approach five percent on a 30-year fixed rate loan, more consumers are going to struggle to find a property they can comfortably afford<\/strong>.\u201d<\/em><\/p><\/blockquote>\n<p>While no one knows exactly where rates are headed, experts do think they\u2019ll continue to rise in the months ahead. In the meantime, if you\u2019re looking to buy a home, know that rising rates do have an impact. As rates rise, it\u2019ll cost you more when you purchase a house. If you\u2019re ready to buy, it may make sense to do so sooner rather than later.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>Mark Fleming got it right. Forecasting mortgage rates is an impossible task. However, it\u2019s probably safe to assume the days of attaining a 3% mortgage rate are over.
