With a presidential election taking place this fall and talk of a possible recession occurring before the end of the year, predicting what will happen in the 2020 U.S. housing market can be challenging. As a result, taking a look at the combined projections from the most trusted entities in the industry when it comes to&nbsp;<strong>mortgage rates<\/strong>,&nbsp;<strong>home sales<\/strong>, and&nbsp;<strong>home prices<\/strong>&nbsp;is incredibly valuable \u2013 and they may surprise you.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Mortgage Rates<\/strong><\/h4>\n\n\n\n<p>Projections from the experts at the\u00a0<em>National Association of Realtors<\/em>\u00a0(NAR), the\u00a0<em>Mortgage Bankers Association<\/em>\u00a0(MBA),\u00a0<em>Fannie Mae<\/em>, and\u00a0<em>Freddie Mac<\/em>\u00a0all forecast mortgage rates remaining stable throughout 2020:<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" loading=\"lazy\" width=\"720\" height=\"640\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-1.jpg\" alt=\"\" class=\"wp-image-378\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-1.jpg 720w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-1-300x267.jpg 300w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure>\n\n\n\n<p>Since rates have remained under 5% for the last decade, we may not fully realize the opportunity we have right now.<\/p>\n\n\n\n<p>Here are the average mortgage interest rates over the last several decades:<\/p>\n\n\n\n<ul><li><strong>1970s:<\/strong>&nbsp;8.86%<\/li><li><strong>1980s:<\/strong>&nbsp;12.70%<\/li><li><strong>1990s:<\/strong>&nbsp;8.12%<\/li><li><strong>2000s:<\/strong>&nbsp;6.29%<\/li><\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Home Sales<\/strong><\/h4>\n\n\n\n<p>Three of the four expert groups noted above also predict an increase in home sales in 2020, and the fourth sees the transaction number remaining stable:<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" loading=\"lazy\" width=\"720\" height=\"640\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-2.jpg\" alt=\"\" class=\"wp-image-379\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-2.jpg 720w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-2-300x267.jpg 300w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure>\n\n\n\n<p>With mortgage rates remaining near all-time lows, demand should not be a challenge. The lack of available inventory, however, may moderate the increase in sales.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Home Prices<\/strong><\/h4>\n\n\n\n<p>Below are the projections from six different expert entities that look closely at home values:&nbsp;<em>CoreLogic<\/em>,&nbsp;<em>Fannie Mae<\/em>, Ivy Zelman\u2019s&nbsp;<em>\u201cZ Report\u201d<\/em>, the&nbsp;<em>National Association of Realtors<\/em>&nbsp;(NAR),&nbsp;<em>Freddie Mac<\/em>, and the&nbsp;<em>Mortgage Bankers Association<\/em>&nbsp;(MBA).<\/p>\n\n\n\n<p><\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" loading=\"lazy\" width=\"720\" height=\"640\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-3.jpg\" alt=\"\" class=\"wp-image-380\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-3.jpg 720w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200102-MEM-ENG-3-300x267.jpg 300w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure>\n\n\n\n<p>Each group has home values continuing to improve through 2020, with four of them seeing price appreciation increasing at a greater pace than it did in 2019.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Is a Recession Possible?<\/strong><\/h4>\n\n\n\n<p>In early 2019, a large percentage of economists began predicting a recession may occur in 2020. In addition, a recent survey of potential home purchasers showed that over 50% agreed it would occur this year. The economy, however, remained strong in the fourth quarter, and that has caused many to rethink the possibility.<\/p>\n\n\n\n<p>For example,&nbsp;<em>Goldman Sachs<\/em>, in their&nbsp;<a href=\"https:\/\/www.goldmansachs.com\/insights\/pages\/outlook-2020-f\/US\/report.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">2020 U.S. Outlook<\/a>, explained:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cMarkets sounded the recession alarm this year, and the average forecaster now sees a 33% chance of recession over the next year. In contrast, our new recession model suggests just a 20% probability. Despite the record age of the expansion, the usual late-cycle problems\u2014inflationary overheating and financial imbalances\u2014do not look threatening.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Bottom Line<\/strong><\/h3>\n\n\n\n<p>Mortgage rates are projected to remain under 4%, causing sales to increase in 2020. With growing demand and a limited supply of inventory, prices will continue to appreciate, while the threat of an impending recession seems to be softening.
