Price appreciation is accelerating again because&nbsp;<em>there is a shortage of homes available for sale<\/em>. First-time buyers are taking longer to purchase a home because&nbsp;<em>there is a shortage of homes available for sale<\/em>&nbsp;in the lower price points. Boomers are staying in their current homes longer because&nbsp;<em>there is a shortage of homes available for sale<\/em>&nbsp;to which they would move. In certain markets, affordability is becoming more challenging because&nbsp;<em>there is a shortage of homes available for sale.<\/em><\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>What\u2019s the major reason for this lack of housing inventory?<\/strong><\/h4>\n\n\n\n<p>The issue was examined in a&nbsp;<a href=\"http:\/\/eyeonhousing.org\/2020\/01\/a-decade-of-home-building-the-long-recovery-of-the-2010s\/\" target=\"_blank\" rel=\"noreferrer noopener\">recent article<\/a>&nbsp;by the&nbsp;<em>National Home Builders Association<\/em>&nbsp;(NAHB). In the article, Robert Dietz,&nbsp;<em>Chief Economist<\/em>&nbsp;for NAHB, explained:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cHome building in the 2010s was a story of the Long Recovery. After the Great Recession, the number of home builders declined significantly, and housing production was unable to meet buyer demand\u2026Years of population and household formation growth, combined with relatively reduced levels of home building, have left the market with a critical supply shortage.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<p>On the chart above are the single-family home construction starts by decade for the last six decades.<\/p>\n\n\n\n<p>Obviously, there\u2019s a current shortage of homes for sale because not enough houses were built over the last ten years. To add to the challenge, the U.S. population expanded by more than 20 million people during the 2010s.<\/p>\n\n\n\n<p>Below is a graph showing the number of starts per every million in population. The last decade shows that starts per population were less than half the average of the previous five decades.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" loading=\"lazy\" width=\"720\" height=\"505\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200123-MEM-Eng-2-1.jpg\" alt=\"\" class=\"wp-image-441\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200123-MEM-Eng-2-1.jpg 720w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200123-MEM-Eng-2-1-300x210.jpg 300w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>There\u2019s good news coming!<\/strong><\/h4>\n\n\n\n<p>The NAHB article explains that there is light at the end of the tunnel.<\/p>\n\n\n\n<p>How confident home builders are in the housing market is a great indicator of how much building is about to get started. The&nbsp;<em>NAHB\/Wells Fargo<\/em>&nbsp;<strong>Housing Market Index<\/strong>&nbsp;(HMI) gauges builder perceptions of current single-family home sales and sales expectations for the next six months as \u201cgood,\u201d \u201cfair,\u201d or \u201cpoor.\u201d The survey also asks builders to rate traffic of prospective buyers as \u201chigh to very high,\u201d \u201caverage,\u201d or \u201clow to very low.\u201d Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as \u201cgood\u201d than \u201cpoor.\u201d<\/p>\n\n\n\n<p>Here are the HMI readings going back to 2008:<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" loading=\"lazy\" width=\"720\" height=\"405\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200123-MEM-Eng-3.jpg\" alt=\"\" class=\"wp-image-442\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200123-MEM-Eng-3.jpg 720w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/01\/20200123-MEM-Eng-3-300x169.jpg 300w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure>\n\n\n\n<p>The 2019 confidence reading of 76 was the highest since 1999. The January 2020 index came in one point lower at 75. These readings indicate we should see an increase in new residential construction in 2020. Just last week, NAHB&nbsp;<em>Chairman<\/em>&nbsp;Greg Ugalde stated:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cLow interest rates and a healthy labor market combined with a need for additional inventory are setting the stage for further home building gains in 2020.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<p>The increase in housing starts has already begun.
