These concerns have caused some to question their investment plans going forward. As an example, in&nbsp;<em>Vanguard\u2019s<\/em>&nbsp;<em><a href=\"http:\/\/www.vanguard.com\/pdf\/ISGVEMO_122019.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Global Outlook for 2020<\/a><\/em>, the fund explains,<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cSlowing global growth and elevated uncertainty create a fragile backdrop for markets in 2020 and beyond.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Is there a silver lining to this cloud of doubt?<\/strong><\/h4>\n\n\n\n<p>Some worry this could cause concern for the U.S. housing market. The uncertainty, however, may actually mean good news for real estate.<\/p>\n\n\n\n<p>Mark Fleming,&nbsp;<em>Chief Economist<\/em>&nbsp;at&nbsp;<em>First American<\/em>, discussed the situation in a recent&nbsp;<a href=\"https:\/\/blog.firstam.com\/economics\/what-global-uncertainty-means-for-the-housing-market\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a>,<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cGlobal events and uncertainty\u2026impact the U.S. economy, and more specifically, the U.S. housing market\u2026U.S. bonds, backed by the full faith and credit of the U.S. government, are widely considered the safest investments in the world. When global investors sense increased uncertainty, there is a \u2018flight to safety\u2019 in U.S. Treasury bonds, which causes their price to go up, and their yield to go down.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<p>Last week, in a&nbsp;<em>HousingWire&nbsp;<\/em><a href=\"https:\/\/www.housingwire.com\/articles\/coronavirus-could-push-mortgage-rates-to-all-time-lows\/\" target=\"_blank\" rel=\"noreferrer noopener\">article<\/a>, Kathleen Howley reaffirmed Fleming\u2019s point,<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cThe death toll from the coronavirus already has passed Severe Acute Respiratory Syndrome, or SARS, that bruised the world\u2019s economy in 2003\u2026That\u2019s making investors around the world anxious, and when they get anxious, they tend to sell off stocks and seek the safe haven of U.S. bonds. An increase in competition for bonds means investors, including the people who buy mortgage-backed bonds, have to take lower yields. That translates into lower mortgage rates.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<p>The yield from treasury bonds is the rate investors receive when they purchase the bond. Historically, when the treasury rate moves up or down, the 30-year mortgage rate follows. Here\u2019s a powerful graph showing the relationship between the two over the last 48 years:<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" loading=\"lazy\" width=\"720\" height=\"505\" src=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/02\/20200213-MEM-Eng-1.jpg\" alt=\"\" class=\"wp-image-500\" srcset=\"https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/02\/20200213-MEM-Eng-1.jpg 720w, https:\/\/phphouses.com\/blog\/wp-content\/uploads\/2020\/02\/20200213-MEM-Eng-1-300x210.jpg 300w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure>\n\n\n\n<p>How might concerns about global challenges impact the housing market in 2020? Fleming explains,<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>\u201cEven a small change in the 10-year Treasury due to increased uncertainty, let\u2019s say a slight drop to 1.6 percent, would imply a 30-year, fixed mortgage rate as low as 3.3 percent. Assuming no change in household income, that would mean a house-buying power gain of $21,000, a five percent increase.\u201d<\/em><\/p><\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Bottom Line<\/strong><\/h3>\n\n\n\n<p>For a multitude of reasons, 2020 could be a challenging year. It seems, however, real estate will do just fine.
